Open houses can be a great way to get to know a home and the neighborhood it sits in. Sure, the seller will be trying to put their best foot forward on the big day. But, youíll still be able to get a chance to tour the home relatively uninterrupted.

But what should you look for in particular when attending an open house?

There are a number of things you can learn at an open house. Many prospective buyers spend the time looking at things like paint color and cosmetic touches that can easily be changed, and very little time considering important factors that should go into their home buying decision.

So, in todayís post, Iím going to cover some of the lesser known things you should be looking out for when you attend an open house. That way, youíll know which houses are worth considering further and which ones should be left behind.

Not enough storage space

If you find yourself constantly running out of storage space (and who doesnít?), youíll want to make sure the home has ample space to store your belongings. If it doesnít, see if you can find ways to repurpose areas for storage, such as spare bedrooms or garage space.

Overly scented areas

Itís perfectly normal for a sellerís agent to place one or two choice candles in the home during an open house.

However, if you notice some rooms have an overpowering smell of candles or air fresheners, thereís a good chance itís there to mask offensive and hard to remove smells. Pet and cigarette odors are among the worst culprits.

The windows, doors, and cabinets should work like a dream

When attending an open house, take note of how well the doors open and close. If appropriate, ask the sellerís agent if you can try out the windows and cabinets as well.

Problems with these items can be signs of poor craftsmanship, cheap materials, or neglect.

Traffic and neighbors

If youíve found what you think is the perfect home, it can be easy to see the world through rose-colored lenses.

However, itís important to take them off when looking around the yard. Take note of the traffic level, and the amount of privacy the home receives. If you like the home, itís also a good idea to stop by the neighborhood during rush house to gauge how traffic would affect your commute.

Air flow issues

Improper ventilation can lead to mold growth, especially in bathrooms and kitchens. Make sure bathroom vents and fans work properly, and check windows for condensation.

In rooms with sinks, check around the base of the sink and counter for signs of water damage or mold.

Large cracks in foundations or ceilings

While small, hairline cracks in the foundation of a home are completely normal, large ones can be dangerous.

They can allow water and pests to enter the home, causing all types of costly damages.


Keep those six tips in mind when you attend the open house, and be sure to bring a list of any other questions you might have for the sellerís agent.

When youíre selling your home, things can get really busy, really fast. You want your home to be in tip top shape to give it the best chance of selling in a timely manner. There are a few things you can do in a short time frame that allows you to spruce up your home without breaking a sweat. Below, youíll find some tips to help you bring your home to another level of wow before the open house. 


Check Your Front Door


All you really need to do is put a fresh coat of paint on your front door to brighten the look of your entryway. Thereís something about a freshly painted front door that really makes a home look like new. 


Spruce Up The Landscaping


You can really do a minimal amount in your yard and make your home curb-appeal ready. Just rake some leaves, add some mulch, mow the lawn, and voila. It might be an all day project, but in the end, it will be worth it. As long as people have a good view and feel that your yard has been taken care of, the outside of your home is in the clear for an open house.  


Check The Outdoor Lights


Even though an open house will be happening in the daylight hours, people may be curious that there is adequate lighting on the outside of your home. Buyers can either check this while they are at the open house or they could go a step further and drive by the property at night. Adequate lighting allows for a sense of security and safety all throughout the outside of the property.  


Care For The Mailbox


Few places in your home are as neglected as the mailbox is. Add some fresh paint to your mailbox. You can use the same color as your front door for consistency. At the very least, clean up the mailbox to give it a better appearance. Make sure your house number is present somewhere on the box as well. This helps the property to have a sense of being a bit more inviting. People will also be able to find your home easier. 


Make Use Of Flowers


You should place flowers around your home on the day of the open house. Add a fresh cut bouquet to the kitchen table. Bring some potted plants and florals around your entryway. These simple touches really can make an impression when potential buyers visit your home. 


Remove Your Personal Stuff

From the outside in, traces of your life in the home should be put away. This means pet items, toys, games, photos, and celebrity shrines. The more free space a buyer has to envision themselves living in the home, the better.

Attending an open house is a great way to learn a great deal about a home in a relatively short amount of time. It allows you to see inside the home with your own eyes, enabling you to notice details that are omitted in photos, whether itís a noisy neighborhood or a smelly basement.

Aside from learning about the home, an open house is also an opportunity to help real estate agents learn about you. Being prepared and professional at an open house could set you apart from other, more casual, attendees helping you make a good impression.

Since most of us donít attend open houses on the regular, and since there probably isnít an Open House Etiquette 101 course you can take at your local college, it can be difficult to know exactly how to prepare for an open house. How should you dress? Should you take notes? Is it rude to take photos? Which questions are welcome and which should be avoided?

In this article, weíll help demystify the open house, leaving you more prepared to leave a positive impression when you go to see what could potentially be your future home.

Appearance

How should you dress when attending an open house? An open house is neither a funeral nor a trip to the beach. The realtor showing the house likely isnít a fashion critic-theyíre there to answer your questions.

In most cases, casual clothing is appropriate. Since youíll be touring the house and yard, however, you might want to avoid heels.

Questions and conversation

An open house is your time to learn all of the relevant facts about a house. Good questions to ask include upgrades to the house, how many offers it has received, and the current ownerís timeline (when they want or need to close by).

There are other topics youíll want to avoid. Donít ask too many personal questions about the sellers. It will make the real estate agent, understandably, uncomfortable. Also be sure not to reveal too many details about yourself. You donít want to mention things like your spending limit as this will remove some of your powers of negotiation.

Itís okay if the furniture and decorations in the home arenít your taste, but itís a bad idea to criticize these items as you tour the house, as you may offend the agent or owners who have decorated.

Being respectful of the owner'sí space

Even though the house is for sale, itís still someoneís home. Itís inadvisable to bring food or drinks without a secure cap into an open house.

We live in a time when everyone photographs and shares everything. But avoid the temptation to take photos when youíre at an open house. Would you want someone going through your home, taking pictures of your valuables, and then sharing them online? Instead, refer back to photos that are available online or from the agent.

When it comes to touring the house, all of the rooms should be viewable. In fact, if thereís a room you canít enter for any reason this should raise a red flag that something is wrong with the home. However, just because you should look in the closets to get an idea of space doesnít mean you should touch or go through the personal belongings of the homeowner.

If youíre in the process of selling your home, your agent will most likely be making calls to you relating that she will be showing your home to potential buyers. While youíre probably excited to sell your home, thereís no doubt that home showings can happen at the worst possible times! Hereís some tips to help you prepare for any home showing in a hurry: 


Mop Up


Sweep up your kitchen and bathrooms Spot clean in any necessary areas to remove stains.   


Get Out Your Duster


Quickly wipe down any of your furniture, televisions, screens and other objects that really show dust in your home. You donít need to go crazy, just make sure that everything is clean.  


Clear Counters


Donít leave tons of stuff hanging around on your counters. Your counters should be wiped down and clear of clutter for your home showing. 


Make Your Bed


Heed your motherís advice and make your bed. Thereís nothing more unattractive at a home showing than beds that havenít been made or items strewn across the bedroom. If you have some time, take a look at your bedding and see if it looks presentable, as in free from rips and stains. If not, consider replacing the existing bedding for an even better impression. 


Vacuum 


Give your carpets a once over with the vacuum cleaner. This will pick up any surface dirt and make the carpets look, smell and feel fresher.


Empty The Trash


Empty all of your trash cans. Spray them down with a disinfectant spray so that thereís no lingering odors.   


Brighten It Up


When your home is being shown, the lights should be on. A bright home is an attractive home! 

Clean Your Dishes


Put all of your dirty dishes in the dishwasher. There shouldnít be any dirty dishes left out and around during a home showing. Also, you donít want any of your appliances running while potential buyers are visiting.  


Put Clothes Away


Your clothes should be loaded into the washer and dryer as well. No dirty (or clean) clothes should be lingering around the house. Potential buyers donít need to see the latest styles that youíre wearing!


Put Your Stuff Away 


Every room should be given a once over. Everything should be off of the floors, counters and furniture. This will make your home look very presentable and attractive to buyers. 


Although a home showing may seem overwhelming, buyers like to picture what your home will look like once theyíre the new occupants. The short amount of time that you spend on making your home look tidy can make a big difference in finding the right buyer for your property.
